Tumwater's ground changes character sharply depending on which side of the Deschutes you are on. The bluffs above the river and the older streets near the Falls and Brewery district sit on steep, layered banks where groundwater moves laterally through permeable seams above denser till — conditions that produce seepage part-way down a slope and lateral pressure on the uphill wall of a daylight basement.

South and east toward Littlerock Road and the Black Hills foothills, the pattern shifts again toward heavier, slower-draining soils that hold water through the season rather than shedding it.
